Home extensions


We take on all sizes of property extension projects in and around Buckinghamshire. This includes one and two storey extensions, rear and side extensions and loft conversions. Our team is experienced with working with local authority planning department to take the stress out of the planning application process. Currently, in some locations you can apply for ground floor extensions up to 6 to 8 metres in depth

Loft conversions

 

Make use of your property’s existing loft space to create additional bedrooms or living space. We can help you make the best use of the additional space a loft conversion can bring to your home. We can prepare and submit application under 'permitted development rights' or 'planning application' to include a dormer conversion

Garage conversions

Why not make better use of this space and convert it into a habitable room, a bedroom, home office, utility room or hobby room, with a window in the front for added natural daylight. We can prepare and make the planning application on your behalf

 

Party Wall work

 

Home extensions and loft conversion projects often involve a wall that is shared with a neighbour, called a party wall. We can help you through the process of notifying neighbours of work and ensuring all of the necessary steps are followed including issuing of notices and the final award. We can act as your party wall surveyor if you are undertaking the works or in response to a notice issued by your neighbour.

If you are planning to convert your property in to flats or an HMO (house of multiple occupancy), we can help with a feasibility study to establish the possible number of units, prepare a detailed scheme design and the planning applications.

1.

Measured survey – We begin by surveying and measuring the property from which we produce the existing drawings that will be used as the basis for  all the proposal drawings going forward.

2.

Client brief – This is an opportunity for the client to brief us as to what they are looking to achieve  and require from the project.

3.

Feasibility study – Prior to undertaking a full scheme design, we undertake a feasibility study to establish what can be achieved and if meets your requirements. We will produce a number of options for your considerations

4.

Scheme design – Developing the feasibility study in to a more developed design with detailed room layouts and space planning.

5.

Planning application drawings – We will use the client approved scheme to prepare and submit the planning application.

6.

Post planning approval - Once planning has been approved we can produce a full set of engineering and building regulation drawings. These can be used to obtain prices from builder, submission for building control approval and by the builder

7.

Party wall matters – As party wall  surveyor we can provide services to issue notices to any neighbours that may be affected by the works as is required  under the Party Wall Act 1996
